Full weeks commence and end on Fridays or Mondays, weekend breaks start on Fridays and end on Monday, midweek breaks start on Monday and end on Friday. During certain periods in the summer we only offer full weeks starting on a Friday. Christmas and New Year weeks may not start on a Friday or Monday. Please email or ring for details.

Houses may be occupied from 4.00pm on day of arrival and must be vacated by 10.00am on day of departure.

When finalising prices for specific bookings, consideration will be given to size of group in low season.

Lower Mill is closed for the period 5 January - 6 February and the houses cannot be rented during this period.

Sorry, we are unable to accommodate stag or hen groups. Single sex groups of more than six by special arrangement only – please call to discuss. Sorry, no pets. Strictly no smoking in the houses.

All houses will accommodate two travel cots – we provide one travel cot and one high chair per house.

"My friends and I had a wonderful weekend at Sandpipers, a lovely house in a stunning setting, beautifully furnished and fully-equipped. Even though there were 10 of us staying there was plenty of room for everyone and no need to share bathrooms.

The lakeside walks were so relaxing (we even saw one of the elusive beavers!) and there was loads to do for adults and children alike.

We made the short walk to the Bakers’ Arms pub for Sunday lunch in the garden and each evening sat on the house balcony with a G&T, watching the wildlife on the lake as the sun set.

A perfect venue for a weekend in the country, we will definitely be returning."
